Hello, and welcome to our home!

We’re so happy you’ve chosen our property for your vacation.

Before you settle in and get comfortable, we would like to make you aware of the House Rules in place at our vacation rental. Understanding and complying with our house rules will make for a comfortable and fun stay for everybody!

Please read each of the rules carefully in order to avoid any danger or deductions from your security deposit upon checkout.

  • Please treat our house with the same respect as you would your own home. We’ve put a lot of effort into making this into a lovely space to be enjoyed by our guests.

  • Be sure to maintain a good level of cleanliness throughout your stay. This will make it much easier when checkout time comes!

  • In case of any accidental damage, we’ll look into the issue internally to decide if and how much the deduction or repair cost will be.

  • We hope you have lots of laughter and fun times during your vacation! However, we’d really appreciate it if you’re mindful and keep noise to a minimum during nighttime hours.

  • Please ensure you read and fully understand the house rules at the beginning of your stay. If anything is unclear, please contact us so we can explain in further detail to avoid any misunderstandings.

Have fun! This is your vacation time, and we hope you make the most of our home, its amenities, and your opportunity to relax and visit the surrounding area.

House Rules

Common Areas

  • No smoking

  • This property is in a very Humid and wet environment, all steps, concrete and tile floors are Very Slippery. Walk with shoes, walk slowly, DON’T RUN and watch your step. Please ensure kids understand this and follow rules.

  • Its prohibited to lean or sit on Fence throughout the complete property, this is for your safety and guests. Enjoy the beautiful view with caution.

  • If there is anything that needs attention by host and can be something hazardous for the guests, please stay everyone away and CONTACT Host Immediately 

  • Don’t touch electrical light or any electrical equipment in the House, if there is something not functioning properly Contact Host.

  • Never leave children unsupervised at our property without any adults.

  • Property is on a Cliff area where behavior is key to our Safety. PLEASE DO NOT RUN.

Pool Area

  • NO DIVING or JUMPING on the Pool

  • NO WALKING AROUND POOL WHILE WET, please dry before walking

  • Pool is shallow, 3.5’ - NO Monkey rolls or underwater play

  • No smoking

  • No glass container in Pool Area

  • Food and beverages are not permitted in Pool

  • No Animals allowed

  • Its very slippery, no running or walking around the pool.

  • Bathing Load 12 Persons

  • Children under 14 must be accompanied by adult at all times

  • No Person wearing diapers are permitted on Pool

  • No Running in Pool Areas – Very Strict Rule

  • Person with open wounds, infections or diarrheal illness are not permitted in pool.

  • Swim at your own RISK, no lifeguard Present

  • AVOID GETTING WATER Out of the pool on the tiles, The Water can be around the pool area cause slippery environment, it is VERY Slippery. Guest must DRY Tiles before stepping in, walk with shoes, walk slowly, DON’T RUN and watch your step. Please ensure kids understand this and follow rules.

  • NO WALKING AROUND POOL WHILE WET, please dry before walking

  • Never leave children unsupervised at our property without any adults.

Bed Rooms

  • No smoking 

  • No food or drink in the bedrooms—please limit eating and drinking to the kitchen and dining areas.

  • Cleanliness is a priority, so please keep floor and beds clean.

  • Keep room clean of food and drinks to avoid pests 

  • Treat furniture as your own.

  • Any damaged or stained sheet can be stores on the hamper container on room

  • Additional Sheets on Main House Closet

  • Never leave children unsupervised at our property without any adults.

Kitchen Areas

  • No smoking 

  • Please be sure to ventilate the kitchen after cooking anything that could leave a strong smell behind.

  • Cleanliness is a priority, so please clean dishes and countertops after using them.

  • Be careful not to wash food that remains down the drain. Please throw any kitchen scraps into the container under the sink for organic waste.

  • To simplify the inventory process, please return any kitchen items to where you originally found them.

  • Kitchen cleaning products are under the sink. If any products run out during your stay, please let us know so we can replace them for the next guests.

  • Don’t cut on counter tops, cutting blocks are provided.

  • The electric panel is in the box next is next to the front door. Please only open in the unlikely case of a power outage. Contact Host Before opening this panel.

  • Fire Extinguisher is below counter (Sink)

When it comes to avoiding contagious disease, washing your hands before and after fixing food is key. Always use hygienic products like hand soap, kitchen soap, and hand sanitizer, and clean cooking surfaces often.

Kitchen Areas

Kitchens contain many potential hazards, and accidents can happen because of sharp materials, fire and other devices. Here’s how to avoid them:

  • Never leave cooking food unattended. If you need to pop out of the kitchen for even a moment, be sure to turn off the stove.

  • Be careful using knives. If you don’t feel comfortable using one, ask for help.

  • Don’t wear loose clothes or dangly sleeves while cooking.

  • Keep kids away from cooking areas. It’s recommended they always keep at least 3 feet away from the stove.

  • Keep anything that can catch fire—pot holders, oven mitts, wooden utensils, paper or plastic bags, food packaging, towels, and curtains—away from your stove top, oven, and any other appliances in the kitchen that generate heat.

Water Sanitation

Clean water is crucial to keeping everyone healthy. This house is connected to the Water Company of Puerto Rico and it contains a Water Storage Tank in case utility water has an outage. EVEN knowing this water was treated by the utility company, we strongly suggest to use distilled water for cooking and drinking AVOID drinking directly from the sink.

Outdoor Kitchen

  • No smoking 

  • Cleanliness is a priority, so please clean dishes and countertops after using them.

  • Don’t cut on counter tops, cutting blocks are provided.

  • The outdoor kitchen works with gas, the Open/Close valve is on the right side of the BBQ.

  • Never leave cooking food unattended. If you need to pop out of the Outdoor kitchen for even a moment, be sure to turn off the BBQ and Gas Valve.

  • PLEASE TURN THE GAS VALVE AFTER EACH USE.

  • Keep kids away from cooking areas. It’s recommended they always keep at least 4 feet away from the Outdoor Kitchen.

  • Fire Extinguisher is below counter.

  • If you run out of gas, please call the Host for proper instructions. DO NOT TRY TO TROUBLESHOOT

Firepit

  • No smoking PERIOD

  • The firepit must be operated by qualified person and the person should be responsible to stay while using it and close valve after USE.

  • There is two (2) Valves for security, one is at the gate behind the firepit and the other on the side of the firepit (Using Key)

  • Never leave firepit unattended. Even If you need to pop out of the firepit for even a moment, be sure to turn off the Gas Valve.

  • PLEASE TURN THE GAS VALVE AFTER EACH USE.

  • Keep kids away firepit, it’s recommended they always keep at least 4 feet away from the Firepit and ALWAYS, ALWAYS, ALWAYS be accompanied by an adult.

  • Fire Extinguisher is below counter.

  • If you run out of gas, please call the Host for proper instructions. DO NOT TRY TO TROUBLESOOT.

Parties and Events

  • No Parties or Events are Permitted in this property.

  • If case of exceptions, the maximum guest permitted is 30 persons and the main guest must provide:

    • The list of the guest

    • Sign Waiver and agree on an explicit rule for the event

    • Liability Waiver of 1MM

    • Workmen Compensation.

    • Parking up to 10 Space

Rules on Noise

As a vacation house rental, the last thing we want is for your guests to destroy the relationships we’ve spent time building with the residents of neighboring properties. So, please consider all antisocial behavior such as excessive noise late at night.

  • Please try to avoid making any loud noise between 11 p.m. and 8 a.m.

  • If any neighboring residents report excessive noise or unruly behavior, we may have to evict you from our property and terminate the vacation rental agreement. This could result in loss of security deposit and rental amount.

Smoking

  • No smoking in the property.

  • Failure to follow these rules will result in the loss of the security deposit.

Unauthorized Guest

We want you to enjoy your vacation and time at our home to the maximum, but we do have to set some restrictions on visitor numbers for safety reasons. 

As part of our vacation rental agreement, we need the names and details of each member of your traveling party. In addition, please respect the maximum number of visitors and the rules regarding visitors as set out below.

  • Visitors not mentioned on the list are NOT allowed to enter at any time during their stay.

  • Main Guests is responsible for ensuring all Guests comply with these House Rules.

Children

We try to keep our vacation rental as child-friendly as possible. That said, parents are responsible for ensuring their children’s safety at all times. We like to remind all guest that this is a very HUMID area on a steep cliff area, therefore unattended kids can slip and injured themselves. PARENTS are responsible to be with underaged kids at all times. If you find anything unsafe or requiring revision at our property, please contact us at your earliest convenience so we can address the issue. 

  • Never leave children unsupervised at our property without any adults.

  • The interior house is a safe place for children to play. To avoid danger, please don’t let them play on the deck, and surroundings of the house.

Garbage

  • Please dispose of garbage in the proper containers.

  • You can leave garbage on the trash cans at the end of the house

  • Please do not flush any sanitary products down the toilet. We provide a bin for this in each bathroom.

  • Any food waste should go into the trash bin.

Pets

For the safety of your lovely pets, unfortunately this house is NOT suitable for your pets.

Inventory/supplies

We provide useful supplies you can use during your stay.

 Here are a few rules to follow with regard to the items you’ll find in and around our home.

  • Tap water isn’t safe to drink. There are a couple of bottles in the kitchen for you, but we recommend stocking up on bottled mineral water from the local store.

  • We’ve provided dish soap for your use. If you run out you can buy in the nearest local store.

  • No foods will be provided

  • Even though there could be seasoning and other cooking supplies please see the expiration date before using.

  • Please don’t take any kitchen cutlery outside to avoid misplacing or losing it.

Safety

Your guests’ safety should be your first priority. Be sure to include anything and everything necessary to help ensure they have a safe and enjoyable stay.

  • All gates have locks and doors have locks, be sure to lock everything once guest is inside.

Deck Area

  • This property is in a very Humid and wet environment, Deck is Very Slippery. Walk with shoes, walk slowly, DON’T RUN and watch your step. Please ensure kids understand this and follow rules.

  • Its prohibited to lean or sit on Fence throughout the complete property, this is for your safety and guests. Enjoy the beautiful view with caution.

  • If there is anything that needs attention by host and can be something hazardous for the guests, please stay everyone away and CONTACT Host Immediately

Entertainment

  • Although the house has all the amenities to have a good time, ITS NOT PERMITED BY ANY MEANS, any kind of outdoor activity furniture and/or equipment, such as Inflatables, Outdoor screens, rental equipment such as Bounce Castle, or any kind of equipment that is not provided and/or approved by host. 

  • Its prohibited to invite service companies, unless its approved by Host, all the liabilities including Workmen compensation, liability from guest and service are provided and a additional waiver is provided.

Appliances and utilities

You may find electrical appliances at your stay at our home. Please use them responsibly and ask other members of your party to do the same. This means adhering to the rules we outline below.

  • Please make sure you switch off lights, fans, or any other small electrical appliances when you are not using them. 

  • Please use air conditioner when needed as we’re an eco-friendly home!

  • In the case of a power outage, please call us before touching the control panel. No compensation will be given for any temporary outage of electricity, gas, water, cable, satellite.

Be sure to clean the barbecue after use. It’s much more difficult to clean the next day! If it found dirty cleaning fee for this is $125.00

Occupancy - Maximum

We have strict rule of a limited space on our property for up to 19 Guests (Including Children).

Parking and Vehicles

We have limited parking space on our property for up to 8 Cars. There is also the possibility for additional cars to park along our property but for this additional permission and Host must approve this before renting this house.

  • Please park your vehicles in the designated area

  • Its prohibited to park on the street, in case you or a member of your party has to park on-street, this will become a violation and it could cause the termination of your stay. And WE ARE NOT RESPONSIBLE FOR THE DAMAGE OR LOSS Of the vehicle.

Damages and breakages

While we know our guests won’t intentionally break anything at our vacation rental, we understand accidents can happen. Here is what you need to know about accidental damages or breakages during your stay:

  • Always report any accidental damages or breakages in a timely manner, especially before checkout.

  • Please do not move any furniture, chairs, from one room to another without our permission first.

  • Please don’t take any bath towels with you.

  • Guest is responsible for the damage to the property; the guest will pay for the repair costs from the security deposit.

Cleaning

Cleaning Fee is included on your rental fee. Although Guests should not leave the property in a state that requires excessive or deep cleaning. Cleaning fees are only meant to cover the cost of standard cleaning between reservations (ex: laundry, vacuuming, etc.). We take pride on getting our property in great shape, please treat it like it was yours 😊.

Checkout

Checkout is at 12 p.m. Late checkout can be accommodated for an additional fee, to be agreed upon with the host at the time of reservation.

Compliance and Final Agreement

We’ve set out these house rules so that every guest visiting our property has a safe, secure, and (most importantly) fun stay at our place. Compliance with these rules is essential for every member of the traveling party. We hope you have a great time and find everything you need at our home.

  • Breach of any of these house rules is a breach of the terms and conditions of occupancy, as per the rental agreement you have signed.


  • We reserve the right to evict any guests or visitors from the property who refuse to follow these house rules.


  • In any case, please use common sense while staying in our house. If you’re unsure about any house rules and require further clarification, please call us.
